I have been a Realtor since 1978 and I specialize in land sales, farm and ranch, as well as city land for development. I also work on complicated estate sales and unique properties that require extra skill and persistence to close. I have extensive experience and knowledge of 1031 Tax Deferred Exchange and land transfer programs for Charitable Gift Annuities, both of which can save my clients $1000s in tax dollars. Why should you choose me to represent you? The first and foremost reason is Integrity; that is Integrity with a capital I. I know you are thinking the following is a trick question and that it is just too elementary. Still, it begs to be asked. When was the last time you were in a transaction and the other party was a skunk and refused to follow the written provisions of the contract? Even worse, the other broker was a skunk too and supported the violation and just wanted to close the "deal" and not create a fuss over such a minor detail.
Here's the thing. . .even though it is happening more and more, it is always a suprize when it does happen in one of my transactions. . . but it does happen, and shouldn't. Over the years, I have come to realize that is what I am there for. . .to see it happening and report to my clients. Please understand, my clients may not see it, they may be too busy or don't know enough. I am their eyes, I report, they decide.
I think the second most shiney reason you should consider me for your real estate needs is that I am completely hands on. I personally work with each and every client rather than arbitrarily assiging an assistant or agent who has little or no experience. I have a couple of experienced agents who I work with very closely but I would only assign them with the client's knowlege and consent. This translates into fewer mistakes and more seamless transactions where, you, the client is involved in the decision making process from the beginning. In closing, I would like to say something about education. In real estate, education is on going and it goes beyond real estate knowledge.
